How do I get my bond back when moving out in Perth?
In WA you must return the property in the same condition as at the start of the tenancy, apart from fair wear and tear. Compare it with your ingoing property condition report, clean thoroughly, keep receipts, and agree the bond refund with your landlord or agent after the final inspection.
Start with your condition report
Your ingoing property condition report records how the home looked when you moved in. At the end of the tenancy the property is compared against it. Keep your copy; it's the reference for any cleaning or damage questions.
Clean to the same standard
Tenants are responsible for returning the property clean and undamaged, but not for fair wear and tear. Check what your lease says about items like carpets and the oven, and keep receipts for any professional cleaning.
Final inspection and refund
The landlord or property manager should carry out a final inspection and prepare a final condition report within 14 days of the end of the tenancy. Bond money is held by the Bond Administrator, and the refund is requested once everyone agrees how it's paid.
If there's a disagreement
Landlords can only claim the actual costs they incur, not pre-estimated amounts. If you can't agree, Consumer Protection WA offers free conciliation, and the Magistrates Court can decide if needed. See consumerprotection.wa.gov.au for current forms and guidance.
