Moving Out of a Perth Rental: A Cleaning and Bond Timeline

Give notice, find your ingoing condition report, pack, book a vacate clean for after the property is empty, then attend the final inspection. In WA the landlord or agent should complete the final inspection and report within 14 days of the tenancy ending, and the bond is paid out once everyone agrees.
2 to 4 weeks before
- Check your lease for the notice period and give written notice
- Find your ingoing property condition report and photos
- Read the cleaning and carpet clauses in your lease
- Book your vacate clean, and add the oven or carpet steam clean if your lease asks for them
- Arrange any minor repairs you're responsible for
The week of the move
- Pack and remove everything, including rubbish and items in the garage or shed
- Patch small nail holes where your lease allows
- Take the last meter readings and arrange final utility bills
- Keep the power and water on until after the clean
Moving day and the clean
Once the property is empty, the vacate clean can happen. Allow a buffer between the clean and the final inspection in case anything needs touching up. Keep the receipt.
Final inspection
The landlord or property manager compares the property with the ingoing condition report. Attend if you can, and take dated photos of every room before you hand back the keys. The final report should be completed within 14 days of the tenancy ending.
Getting your bond back
Bond money is held by the Bond Administrator. If you and the landlord agree, the bond is paid out. Landlords can only claim actual costs, and fair wear and tear isn't chargeable. If you disagree, Consumer Protection WA offers free conciliation, and the Magistrates Court can decide if needed.
