Bond Cleaning vs Regular Cleaning in WA: What's the Difference?

Regular cleaning keeps a lived-in home tidy. Bond cleaning, also called vacate or end of lease cleaning, cleans an empty rental to a handover standard, including inside cupboards, wardrobes, the oven and window tracks. In WA you're expected to return the property clean, apart from fair wear and tear.
What a regular clean covers
Dusting, vacuuming, mopping, bathrooms and the kitchen: the surfaces you use every day. It assumes furniture is in place and the home is occupied.
What a bond clean covers
Everything in a regular clean, plus the places that are only reachable when the property is empty: inside all cupboards and wardrobes, skirting boards, door frames, light fittings, window sills and tracks, and a detailed kitchen and bathroom clean. The oven and carpets are common additions.

What the rules say
In WA, tenants are expected to return the property in the same condition as at the start of the tenancy, apart from fair wear and tear. The ingoing and outgoing property condition reports are what any dispute is judged against. A landlord can only claim the actual cost of cleaning or repairs they've paid for. Your lease may also ask for professional carpet cleaning, so check it.

Which should you book?
Moving out of a rental: a vacate clean. Living in the home and wanting it kept fresh: a regular clean, with a deep clean first if it's been a while. Selling or listing a vacant property: a vacate clean gets it presentation-ready.
